Jon Dickson a. Unit number; b. Unit ledger reflecting assessment history, identifying assessments billed and payments received including balance info. The ledger accounting needs to be provided as far back as the units last zero or credit balance. c. Mailing address for owner of record (if a non occupant owner), as well as any contact info available on owner including phone numbers and e-mail addresses; d. Copy of the owner’s deed (if available); e. Name and address of mortgage holder for unit (if available). f. If unit's assessment delinquency has already been given to a collection attorney or collection service, the terms of that agreement as well as the collection related billing to account and Associations costs incurred to date. g. If unit is in mortgage or Association foreclosure, copies of all foreclosure summons, Lis Pendens, and correspondence received or on file. h. Special Assessment or other Association claims against the owner of unit.

In order to go straight to a formal funding agreement with LM Funding, the following is a comprehensive list of items requested. The faster and more complete such information is obtained, the faster LM Funding will be able to provide funds to your Association:
1. Declaration of Condominium for Association and Amendments
2. Association By-Laws.
3. Association approved budgets for current year and previous year
4. If Association has a bank loan, copy of the loan agreement
5. Name of current Association board members and identification of the condo units that board members
have ownership interests in within this condominium.
6. If Association budget has a Developer guaranty in place, explanation of units under guaranty in relation to
overall budget and disclosure in regards to any Developer and/or Association’s negative financial and/or
credit issues (i.e. – loan defaults, bankruptcy, assessment delinquencies, etc.)
7. For all Delinquent Assessments acquired, we also need:
